This website has been created by a group of property owners who own homes immediately adjacent to River Park on 14A Street and the East side of 15th Street between 38th and 50th Avenues S.W., on the edge of the community of Altadore. We have included more information about River Park and Altadore below. If you are interested in living near River Park, then you should be aware that at the time our part of the community was first developed, a set of restrictive covenants, known as a “private building scheme”, was registered against the titles to our homes on 14A Street and the East side of 15th Street by way of Caveat. Important information for planning your new build in our community.

Such Caveats, or “private building schemes”, were a very common method of development control about 60 or more years ago, and you will find similar Caveats in other inner-city neighbourhoods.  There are different Caveats against different properties in other parts of Altadore.

This website focuses on the Caveat affecting the homes on 14A Street and the East side of 15th Street.  However, anyone wishing to build a new home or do a major renovation on a property within Altadore must search the property’s title and carefully review all registrations against it and, in particular, any Caveats registered against it.

It is extremely important to understand that these long-standing Caveats are still valid and enforceable and where their terms are more restrictive than the current City of Calgary Land-Use Bylaw, a new build or major renovation must comply with BOTH.

A City of Calgary development permit does not override or “trump” such a Caveat. For example, the Caveat affecting the properties on 14A Street and the East side of 15th Street S.W. requires all homes to have deeper and wider front yard and side yard setbacks than the current Land-Use Bylaw; all homes must be single-family homes; and no home can be more than two storeys.  Front yards must be at least 25 feet deep; side yards must be at least 10% of lot width.  Semi-attached, infills, row houses and other multi-family developments are strictly prohibited. Our group of homeowners has been very insistent that the terms of our Caveat be substantially complied with, as we regard our Caveat as an important protection of our existing streetscapes, views, privacy, green space, single-family home lifestyle and property values.

We are very concerned with the City of Calgary’s determination to “densify” our neighbourhood and we are adamantly opposed to many of the changes proposed by the new Guidebook for Great Communities.

Protect yourself and your investment – read the Caveat carefully and be sure that your plans will comply with it!

Bordering Altadore to the southeast, River Park is situated along the Elbow River. Area residents enjoy the views, natural areas and tranquility of this beautiful park that’s just minutes from their homes. In River Park, family activities are a big part of the community. The neighbourhood is close to downtown Calgary, but it feels much farther away.

About Altadore

Altadore is a residential neighbourhood in the inner-city portion of the southwest quadrant of Calgary, Alberta. It is located between 14 Street and Crowchild Trail S.W., south of the neighbourhood of South Calgary. It is bordered by the Elbow River and River Park to the southeast.

Altadore was established in 1945. It is currently part of Ward 8.
